The neighbourhood, in brief.
The Place · Udyog Vihar
AIHP operates 10 office buildings in Udyog Vihar, its largest campus, with private managed offices from ₹6,500 per seat per month on the NH-48 corridor at the Delhi–Gurgaon border.
Office space in Udyog Vihar, Gurgaon (also spelt Gurugram) has housed corporate India for more than three decades. The corridor runs along the Delhi–Gurgaon border on NH-8, the NH-48 Delhi–Jaipur Expressway, and no other office cluster in the National Capital Region sits closer to Indira Gandhi International Airport. DLF Cyber City and Cyber Hub are within walking distance. The Rapid Metro line runs straight into the corridor. That mix is why IT companies, BFSI teams, captive BPM centres, design studios and fast-growing startups keep choosing it: a serious Gurgaon address, without Cyber City's premium attached.
10+ managed buildings in Udyog Vihar, one operator
AIHP operates 10+ managed office buildings in Udyog Vihar, which makes us the largest managed private office operator in the corridor. The same team owns them, runs them, maintains them. That is the point: security standards, internet uptime and on-site management do not change when you move between our buildings. And if your team outgrows one, you move into another AIHP building inside Udyog Vihar. No broken lease, no new landlord to negotiate with, no change of business address.
The AIHP buildings in Udyog Vihar:
- AIHP Tower — Phase 4, 249 G. Our flagship, grade-A fit-out, 20–150+ seats.
- AIHP Cyber Greens — Phase III, the closest we get to DLF Cyber City. From ₹6,999 per seat, 20–200+ seats.
- AIHP Cyber Greens 2 — also Phase III, 20–300+ seats, with enterprise floors that have their own private entrances.
- AIHP Horizon — Phase 5. Glass façade, vertical garden, 20–100+ seats, and the value pick of the portfolio.
- AIHP Milestone — Phase 5, boutique floor plates. 20–150+ seats, and it suits a 50–120 person team particularly well.
- AIHP Millennium — Phase 4, 20–300+ seats. Premium fit-out, cabin-heavy layouts.
- AIHP Palms — Phase 4, 20–100+ seats, landscaped campus feel.
- AIHP Signature — Phase 4, flexible floor plates, 20–150+ seats. Built for 40–140 person teams.
Across those buildings we run over 2,000 managed seats in Udyog Vihar, more inventory than any other single operator in the cluster. Every office arrives furnished and cabled for fibre, on 100% UPS and DG power, with a dedicated on-site Building Manager. Typical move-in is 60 days from signing. Zero CapEx required from your team.
Why companies choose Udyog Vihar over Cyber City, Sector 18, and MG Road
Udyog Vihar sits at a specific spot on the Gurugram office map. Cyber City-grade connectivity, Cyber City-grade tenant profile, Cyber City-grade infrastructure, at roughly 30–40% lower rents. That gap is not marketing spin. It comes out of land economics: the base plots here were allotted by HSIIDC in the 1980s as industrial and commercial land, which fixed the per-sqft cost well below the speculative Cyber City parcels that came later.
What that means for a founder or a leasing head: a managed private office in AIHP Cyber Greens (Phase III, nearest the Cyber City Rapid Metro) or AIHP Horizon (Phase V, expressway frontage) costs roughly what a coworking hot desk costs in DLF Phase 2. Except it is your own branded floor, not a shared one. Against Sector 18 and MG Road the case is simpler still: easier parking, internal roads that are not gridlocked, and 15 minutes to IGI via NH-8 where MG Road and Sector 18 need 35–45 in peak hours.
Udyog Vihar Phase 1 vs Phase 4 vs Phase 5: which suits your team?
Udyog Vihar has five phases. Phases 1, 2 and 3 sit nearer the Delhi border along Old Delhi Road and were laid out for manufacturing. Plenty of those plots are modern offices now, but the stock is older, floor plates are smaller and amenities stay basic. Phases 4 and 5 are the corridor's office heart: grade-A glass towers, wider internal roads, structured parking, landscaped common areas, and Cyber City and Cyber Hub next door.
For IT, SaaS, product engineering and GCC teams, Phase 3 or Phase 4 is usually the answer. Phase 3 (Cyber Greens and Cyber Greens 2) is the value cluster nearest DLF Cyber City, about a 5 to 7 minute cab from the Rapid Metro. Phase 4 (Tower, Millennium, Signature, Palms) works better if your team commutes from Delhi along NH-8, and prices per seat run slightly keener. Phase 5 holds Horizon and Milestone, both modern glass-façade buildings on the expressway; Milestone sits directly opposite Cyber Hub. Most enterprise clients start in one Phase 3 or Phase 4 building and take a second as headcount grows, without ever leaving Udyog Vihar.
Who rents offices in Udyog Vihar?
The tenant list runs wide: large Indian IT services firms, global capability centres for US and European multinationals, BFSI back-office operations, design and media houses, fintech and edtech startups, and sales offices for manufacturers whose plants sit further down NH-8 in Manesar. The practical benefit is boring and real. Your peer network, your hiring pool and your vendor bench (chartered accountants, corporate caterers, AV integrators) all sit inside a 5 km radius.
What's included with an AIHP managed office in Udyog Vihar
One monthly per-seat price covers the walk-in. Ergonomic workstations and task chairs, executive cabins for founders and leadership, conference and meeting rooms with video-conference kit. Fibre internet with redundant ISP failover. 100% UPS plus diesel generator backup, HVAC with fresh-air management, daily housekeeping, 24/7 security with CCTV, pantry service, visitor management, and access to the building's cafeteria and terrace gardens. Utilities, maintenance, property tax and facilities staffing sit inside the same invoice. Nothing lands at month-end that you did not expect: no separate electricity bill, no separate housekeeping contract.
Every AIHP building in Udyog Vihar has a Building Manager on site through working hours. One person owns the whole list, from a flickering light fixture to a last-minute meeting-room booking to a power-cut incident report, so your office admin can look after your team instead of chasing vendors. That is the biggest day-to-day difference between a managed office and a bare-shell lease in this corridor.

Getting Here
AIHP's Udyog Vihar address: Udyog Vihar Phases 1–5, Sector 18, Gurugram 122015, Haryana.
Connectivity is the strongest commercial argument this corridor has. Udyog Vihar sits directly on NH-8 (NH-48, the Delhi–Jaipur Expressway), a short drive from both IGI Airport and DLF Cyber City, and it is served by Rapid Metro Gurgaon and the DMRC Yellow Line. Here is how your team and your clients will actually get here.
By road: highway and arterial access
Udyog Vihar has its own entry and exit points on NH-8 / NH-48, which makes it one of the fastest office clusters in Gurugram to reach by car or cab. Approximate drive times in free-flow traffic:
- IGI Airport (Terminal 3): ~15 minutes via NH-8 in free-flow traffic, ~25 in peak. About 12 km.
- Connaught Place (central Delhi): ~30–40 minutes depending on the hour, via NH-8 and the AIIMS flyover.
- DLF Cyber City / Cyber Hub: ~5–7 minutes by car, straight across NH-8. Walkable on weekdays via the Rapid Metro skywalk from the Phase 5 buildings.
- Sector 18 / Sikanderpur: ~5 minutes. Udyog Vihar overlaps the Sector 18 postal area.
- Manesar (IMT): ~35 minutes via NH-8, which matters if you have a factory or R&D site out there.
NH-8 (NH-48) is grade-separated for most of the Delhi–Gurgaon stretch, with dedicated airport ramps at Shiv Murti and Mahipalpur. If your team flies to Mumbai, Bengaluru or Dubai often, no other NCR office market gets you to a terminal faster. The Dwarka Expressway (NH-248BB) opened recently and terminates near Udyog Vihar too, which adds a second high-speed route into west Delhi and on to the Sector 82–95 residential belt.
By metro: Rapid Metro and the Yellow Line
Two metro systems serve the corridor, and they meet at Sikanderpur. That interchange is what gives your team a one-seat ride to most of the residential and commercial nodes in Gurugram and Delhi.
- Rapid Metro Gurgaon: the Belvedere Towers and Cyber City stations are about 3 km from most AIHP Udyog Vihar buildings, a 5–7 minute cab. This is the main last-mile link to Cyber City, Golf Course Road and Sikanderpur.
- DMRC Yellow Line, Guru Dronacharya station: about 5 km, a 10-minute cab, with a direct run into central Delhi (Hauz Khas, AIIMS, Rajiv Chowk, Kashmere Gate) and south Delhi. Delhi-based staff mostly use this one in peak hours.
- Sikanderpur interchange: change here between the Yellow Line and Rapid Metro for DLF Phase 1, 2 and 3, and Golf Course Road.
Auto-rickshaws and app cabs wait outside both stations at all hours. Rapid Metro runs until 23:00 on weekdays, so if you run night shifts, app cabs are the last-mile answer after that.
Metro expansion: what is coming
DMRC's Dwarka–Gurgaon corridor extension is in active planning, and it would add another high-frequency route feeding Udyog Vihar from west Delhi. Two things follow. Your team leans less on NH-8 road traffic at peak, and your recruiters can hire from a deeper residential catchment. The Rapid Metro and the Yellow Line already run here; this would be the third.
By bus and shuttle
HRTC and DTC run several routes from Delhi into Udyog Vihar, including high-frequency services from Dhaula Kuan and Kashmere Gate. The bigger enterprise tenants here also contract their own employee shuttles from Gurugram, Dwarka, Faridabad and Noida. Plenty of AIHP clients do the same, and it takes a real bite out of door-to-door commute time.
Parking and on-site vehicle access
Every AIHP building in Udyog Vihar comes with parking for employees and visitors, allocated against your seat count. Phase 4 and Phase 5 towers have covered parking. There is no separate parking charge; it sits inside the monthly per-seat fee. Set against per-bay parking charges on MG Road or in Cyber City, that is a real line item saved.
Walkable amenities around Udyog Vihar
Sitting next to Cyber Hub means lunch and after-work options are on foot or a two-minute cab. Cyber Hub alone runs 40+ restaurants, cafes and bars: chains like Starbucks, Blue Tokai, Subway and Chaayos, and destination dining like Farzi Cafe, Warehouse Cafe and Soi 7. Ambience Mall on NH-8 is about five minutes away and covers the practical end, banking through pharmacies, electronics, clothing and groceries. It anchors a second dining cluster too, which helps when the meeting is the point. For visitors flying in, The Leela Ambience is adjacent, and Trident Gurgaon plus several Hyatt and Marriott properties sit inside a 10-minute drive.
If you are a founder or head of real estate weighing Udyog Vihar against Cyber City, Sector 18 or MG Road, the short version: the road, metro and airport access is equivalent, the cost per seat is meaningfully lower, and AIHP is the only operator in the corridor that can put 10+ consistently managed buildings in front of you.
